How to Qualify a Real Estate Lead Before You Ever Pick Up the Phone

Most agents don't have a lead problem. They have a qualification problem: a pile of names and numbers with no context on who's actually ready to move.

Before a lead ever reaches your calendar, a few basic questions should already be answered:

1. What's the timeline?

"Just looking" and "need to move in 30 days" require completely different conversations. Knowing the timeline up front lets you prioritize your day instead of guessing on every call.

2. Is financing in place?

For buyers, a pre-approval (or the lack of one) changes the entire next step. Sellers should be asked about existing mortgage balance and whether they've spoken to a lender about their next purchase.

3. What's the actual motivation?

A homeowner casually curious about value is not the same as one relocating for a job in six weeks. Motivation is the single best predictor of whether a lead turns into a closing.

Why this should happen before delivery

Asking these questions yourself, cold, burns time and goodwill. When verification happens before a lead reaches you (by a real person, not a bot), your first conversation starts from "I understand you're looking to move by spring" instead of "so, are you actually interested in buying a house?"
